California has worked this way for decades: the seller pays both sides of the commission at close, and lenders compensate mortgage originators for placing the loan. We just don't bury it.

Is it really free?

Yes — for buyers, $0 forever. We're paid the standard California buyer's commission by the seller's side at close (typically around 2.5%), and the mortgage broker is paid by the lender on funding. You owe us nothing.

After the NAR settlement in August 2024, California requires a signed Buyer Representation Agreement before we tour MLS-listed homes with you. It spells out exactly what we charge — paid by the seller — and confirms you don't owe us a dime.

How is an AI agent different from Zillow or Redfin?

Zillow and Redfin are search engines for listings. They're great at that — we don't compete with them. Bring listings to us from anywhere.

What they don't do: represent you legally, draft your offer under CAR RPA-CA rules, run your pre-approval under TRID, review disclosures in plain English, attend signings, or pay attention to the inspection deadline when you're sleeping.

What we need to do our job: contact info, income/asset docs for pre-approval, properties you submit. Financial data is encrypted at rest with AES-256. We comply with GLBA Safeguards.

Under CCPA/CPRA you can export everything we have on you or delete your account from your settings.
